The Residential Tenancies (Miscellaneous Provisions) Act 2026 has replaced the Rent Pressure Zone system with national rent controls. All tenancies now subject to CPI or 2% cap on increases, reviewed every 12 months. New tenancies automatically have a 6-year minimum duration.
