1. About RentMate

RentMate is operated by Lucky Earth Ltd, registered in Ireland (CRO: 769108), 56 Main Street, Rathfarnham, Dublin 14, D14 E1E5. Contact: info@luckyearth.org

RentMate is an online platform that connects tenants and landlords in the Irish rental market. By creating an account and using the platform, you agree to these Terms of Service.

2. Eligibility

You must be at least 18 years old to use RentMate. By registering, you confirm that:

  • You are at least 18 years of age
  • You have the legal capacity to enter into a binding agreement
  • The information you provide is accurate and up to date
  • You will use the platform in compliance with applicable Irish and EU law

3. User Accounts

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must notify us immediately of any unauthorised access at info@luckyearth.org.

We reserve the right to suspend or terminate accounts that violate these Terms, engage in fraudulent activity, or misuse the platform.

4. Platform Use — Tenants

As a tenant, you may use RentMate to:

  • Create and maintain a Tenant Profile
  • Browse and apply for rental properties listed on the platform
  • Communicate with landlords through the platform messaging system
  • Access AI-powered tools including lease review and RTB guidance

You are responsible for the accuracy of your Tenant Profile. Providing false information (e.g. fabricated references or employment details) may result in immediate account termination and may constitute fraud under Irish law.

5. Platform Use — Landlords

As a landlord, you may use RentMate to:

  • List properties for rent
  • Review tenant applications and profiles
  • Communicate with applicants through the platform
  • Use the TMD Compliance Checker and other compliance tools
  • Promote properties via Featured Listings

Landlord verification disclaimer: RentMate does not verify that landlords own or have legal authority to let the properties they list. Landlords are solely responsible for ensuring they have the legal right to let a property and that all listings comply with Irish law, including the Residential Tenancies Acts, RTB registration requirements, and the 2026 Tenancy Management Duties.

6. Acceptable Use Policy

You agree not to use RentMate to:

  • Post false, misleading, or fraudulent listings or profiles
  • Discriminate against users on grounds of gender, civil status, family status, age, disability, race, religion, sexual orientation, or membership of the Traveller community (in violation of the Equal Status Acts)
  • Harass, threaten, or abuse other users
  • Scrape, copy, or redistribute platform content without permission
  • Attempt to circumvent the platform by conducting transactions off-platform to avoid fees
  • Upload malicious code, viruses, or interfere with platform security
  • Impersonate another person or organisation
  • Use the platform for any unlawful purpose

7. AI-Powered Features

RentMate offers AI-powered tools including a TMD Compliance Checker, Lease Generator, and RTB Assistant. These tools are powered by third-party AI models (including Anthropic Claude).

Important disclaimer: AI-generated content on RentMate — including lease drafts, compliance assessments, and legal guidance — is provided for informational purposes only and does not constitute legal advice. You should always consult a qualified solicitor or legal professional before entering into any tenancy agreement or making decisions based on compliance assessments.

Lucky Earth Ltd accepts no liability for decisions made in reliance on AI-generated content.

8. Payments and Fees

Certain features of RentMate require payment, including:

  • Featured Listings — €15 per week per slot
  • Lease Generator — €35 per document
  • Tenant Pro subscription — €9 per month

Payments are processed via Stripe. All prices are inclusive of VAT where applicable. Fees are non-refundable except where required by Irish consumer law or where we fail to deliver the service.

We reserve the right to change pricing with 30 days notice to existing subscribers.

9. Intellectual Property

The RentMate platform, including its design, code, branding, and content created by Lucky Earth Ltd, is owned by Lucky Earth Ltd and protected by Irish and EU intellectual property law.

Content you upload (profile information, property photos, documents) remains your property. By uploading content, you grant RentMate a non-exclusive, royalty-free licence to use, display, and process that content for the purpose of operating the platform.

10. Limitation of Liability

RentMate is a platform that facilitates connections between tenants and landlords. We are not a party to any tenancy agreement and are not responsible for:

  • The conduct or reliability of any user (tenant or landlord)
  • The accuracy of property listings or tenant profiles
  • Any disputes arising from tenancy agreements
  • Any loss or damage arising from your use of AI-generated content

To the maximum extent permitted by Irish law, Lucky Earth Ltd's total liability to you shall not exceed the amount you paid us in the 12 months preceding the claim.

Nothing in these Terms excludes our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under Irish law.

11. Service Availability

We aim to keep RentMate available 24/7 but do not guarantee uninterrupted service. We may carry out scheduled maintenance, and unexpected outages may occur. We will endeavour to notify users of planned downtime in advance.

We reserve the right to modify, suspend, or discontinue any part of the service at any time with reasonable notice.

12. Termination

You may delete your account at any time through the platform settings. We may terminate or suspend your account without notice if you breach these Terms or engage in fraudulent or harmful activity.

Upon termination, your data will be handled in accordance with our Privacy Policy.

13. Governing Law

These Terms are governed by the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.

If you are a consumer, you may also be entitled to use the EU Online Dispute Resolution platform at ec.europa.eu/consumers/odr.

14. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by email or by displaying a notice on the platform at least 14 days before changes take effect. Continued use of the platform after changes constitutes acceptance of the updated Terms.
